How a shed ages in this valley

The first few seasons belong to the sun. The air here is thin and dry and the light is hard on anything organic: asphalt shingles lose their granules and curl at the edges far sooner than the packet promised, resin panels chalk and go pale, and any exposed timber greys and checks along the grain. Nothing has failed yet. It simply stops looking new much faster than it would in a wetter, softer climate.

By the third or fourth year the temperature swing has done its work. Days that are hot and nights that are cold, over and over, expand and contract every panel and every fastener, and screws in resin and thin steel work themselves loose at the holes. Then the late-summer storms arrive in short violent bursts on ground too hard and dry to take the water. The runoff goes sideways instead of down, sits against the sill and the bottom of the siding, and dries out again within the day. That cycle rots wood from underneath while the outside stays perfectly presentable.

By year ten the floor and the base have decided the outcome. A shed on blocks or on packed gravel heaves through the winter freezes, comes back down slightly out of place each spring, and racks out of square for good. Doors stop closing, the roof line goes crooked, and the sill plate is soft where nobody ever looks. Spring wind finishes the job by lifting a sheet of roofing or pushing a wall that is no longer braced by a square frame.

We take them standing, leaning, partly collapsed or flat, with a tree across them, with power run out to them, and full of thirty years of contents. A full shed is a clearing job attached to the front of a demolition, and it is quoted as both rather than discovered on the day.

Getting a truck to it, and a crew around it

The approach decides this job before anything else does. Every piece of that shed is carried by hand to wherever the truck can stand, so the distance and the surface between the two matter more than the size of the structure.

Around here the approach has its own obstacles. Properties in the valley are frequently long and narrow, with the house at the road and everything else behind it, so a shed at the back can be a hundred paces from anywhere a loaded truck can turn. Many of those lots are crossed by an irrigation ditch, and a truck does not cross a ditch — the crew works from wherever the ditch lets us stop, and that is worth knowing before the day rather than at eight in the morning. Unpaved drives are the other one: they carry a truck comfortably in June and not at all in the hour after a late-summer storm.

Then the room around the walls. A shed with a metre of clear ground on all four sides comes apart quickly, because material can be dropped outward and stacked. A shed built hard against a fence, a wall or a property line has to come down inward, in pieces, which is slower and needs space inside — and a shed still full of contents has no space inside, which is why the contents come out first.

The order itself is not negotiable: contents, then doors and windows, then roofing, then the roof structure, then the walls, then the floor, then the anchors. Taking the roof off before the walls is what makes the walls safe to drop. Doing it the other way round is how somebody gets hurt.

The anchors are the part nobody sees coming. Ground augers, rebar pins driven straight through the runners, concrete piers, or a sill bolted to a slab: all invisible until the structure is off, and all the difference between a clean patch of ground and steel standing up out of it. And because a wooden shed becomes a pile of nailed lumber, the last thing that happens is a magnet sweep of the ground.

What moves the number

The structure sets the base, and construction type does more than footprint. A resin shed and a site-built shed of the same size are not remotely the same job: one comes apart in an afternoon and goes to landfill, the other is a small building with a real roof structure, a slab and possibly power run to it. Metal panel sits between the two and gives some scrap back. Height matters as much as floor area, because a tall roof means working off ladders rather than off the ground.

After that, five questions. Is it standing or already down, because a partial collapse is controlled dismantling rather than demolition and takes longer. Is it full, because contents are a clearing job in their own right. Do the anchors come out. Does the slab come out, which is concrete-breaking work with different equipment and a different receiving site. And how far is it from the structure to where the truck can stand, because every piece of it travels that distance in somebody's hands.

Roofing is the sleeper. Asphalt shingles are dense and are charged by weight, so a small shed with three layers on the roof can cost more to dispose of than a larger one with a single layer. Working the other way, steel panels and framing carry scrap value and take a little back off the total.

We do not publish figures for this work. A number written before anyone has seen the approach, the contents and what the roof is made of would have to be revised on the day, and a quote that gets revised is not a quote.

How the job runs

1. Photograph it from four sides. All four, not the best one. The corners show the sill, the lean and how close it stands to a fence, and those decide whether it comes down outward or inward.

2. Photograph the approach. Stand where a truck could park and take one looking towards the shed, then one from the shed looking back. If the drive is unpaved or a ditch crosses it, say so in that message.

3. Tell us what is inside and what is underneath. Whether it is empty or packed, whether it sits on skids, blocks, gravel or a slab, and whether power was ever run out to it. If there is a circuit, it has to be dead at the panel and confirmed dead before anyone begins.

4. Decide the slab and the anchors now. Most people leave the slab and it is often the right choice. If you want it out, or you want the ground clear enough to plant or to build on, say so at this stage, because it changes the equipment and the truck rather than the labour.

5. Get one figure back in writing. It covers the clearing, the teardown, the carry, the load and the disposal, and it names separately anything that is its own stream, such as shingles or a slab. If we misjudged it from your photographs, that is ours to absorb.

6. The day itself. Contents out, roof off, walls down, floor up, anchors pulled, material sorted as it is carried rather than piled and sorted later. At the end the ground gets swept with a magnet, and you look at the bare patch before the crew leaves.

Permits, boundaries and who sets the rules where you are

There is no title to a shed and nothing to sign over, so the paperwork here is not about ownership of the structure. It is about permission and about whose rules apply to your address, and in this part of the state that second question has more than one answer.

Demolition permitting is set locally rather than statewide. Whether a permit is needed usually turns on footprint, on whether the structure has a foundation, and on whether power was run to it — and none of that can be answered honestly from a website for your particular address. One call to the building authority for your area settles it, and it is worth making before a date is booked rather than after.

The other question is jurisdiction. Properties in this valley sit under different authorities depending on which side of a line they fall: a municipality, unincorporated land under the county, or tribal land where the rules come from the pueblo and not from the county at all. If your property is tribal land or a family parcel with an unclear boundary, ask the office that actually governs it before anyone starts work, because permission from the wrong authority is the same as no permission.

The last one comes up more than you would expect on a property line: a shed that sits within a setback or hard against a neighbour's fence often cannot be rebuilt in the same footprint, and people find that out after it is gone. If replacing it is the plan, ask that question first.

When taking it down yourself is the right answer

Plenty of sheds are a weekend and a borrowed trailer. A small resin or thin metal kit, empty, standing square, anchored with augers you can turn out by hand, on a lot where a trailer can back up to it: take it apart yourself. It unbolts in the order it was bolted, and the pieces are light.

The point at which that stops being true is not the size of the shed, it is three other things. The first is what the material weighs once it is off the building. Shingles are dense, plywood soaked at the sill is heavier than it looks, and a small wooden shed makes a surprising pile — which then has to go somewhere, because household collection will not take construction debris and the receiving site charges by weight.

The second is order and control. A wall that is no longer square is holding load in ways that are not obvious, and a shed that is leaning or partly down is not a demolition job at all. It is a dismantling job where you have to work out what is supporting what before you pull anything, and getting that wrong is how a wall lands on somebody.

The third is everything that is left in the ground. Rebar pins, augers and a bolted sill are invisible until the structure is off, and a yard with steel standing out of it is worse than a yard with a shed in it. If your structure is wooden, full, leaning or anchored to concrete, this is a job worth handing over.

Where the material goes

Sorting happens as the shed comes apart rather than at the end, because a mixed load is graded as the worst thing in it.

  • Steel panels, framing, fasteners and hardware go to ferrous scrap, and they are the fraction that pays back a little.
  • Clean, untreated dimensional lumber can go to a wood or biomass stream where the region has one.
  • Treated lumber and plywood cannot. They are construction and demolition waste, they are not clean wood, and they must never be burned.
  • Asphalt shingles go to a shingle stream where one exists and to construction and demolition where it does not.
  • Resin and vinyl panels go to landfill. There is no honest alternative to state.
  • Concrete, when a slab or piers come out, goes to a concrete recycler as clean fill.
  • Contents are sorted as their own streams: metal, electronics, reusable items and the rest.

Nobody should tell you the wood from an old shed is all recycled. Some of it can be, and the rest is honestly disposed of.

People putting a new shed where the old one stands. Sellers whose inspector wrote up a structure nobody had looked at in years. Do I have to empty it first?
No, and it is often better if you do not, because we sort as we carry and you will not enjoy doing that twice. Take out anything you actually want to keep, and tell us roughly what is left. A packed shed is quoted as a clearing job plus a teardown, so the only bad outcome is us finding out on the morning.
Do you take the concrete slab too?
If you want it out, yes, but decide before the quote rather than on the day. Breaking a slab is different equipment and a different receiving site. Most people leave it, and if you are putting a new shed in the same place, leaving it is usually right. If you want to plant there or lay ground, take it out.
What about the anchors and the floor?
Both are part of the job unless you tell us otherwise. The floor comes up after the walls are down, and then whatever is holding the structure to the ground comes out: augers turned out, rebar pins pulled, piers dug or a bolted sill cut free. What we do not do is take the building and leave steel standing up in your yard.
A ditch runs across the property and the drive is dirt. Can you still get to it?
Almost always, and it is a normal condition here rather than an obstacle. The truck stops where it can stop safely and the crew carries from there, which is priced into the quote once we have seen a photograph of the approach. What we will not do is take a loaded truck over an irrigation crossing or across soft ground after a storm, because a truck stuck on your land is your problem for longer than it is ours.
My property is on tribal land. Does that change anything?
It changes whose permission matters, and it is worth sorting out first. On tribal land the rules come from the pueblo rather than from the county, so the office to ask is the one that actually governs your address. Once permission is clear the work itself is exactly the same, and we would rather wait a week than start on a structure somebody had no authority to remove.
Will you leave nails in my yard?
No. A wooden shed becomes several hundred pieces of nailed lumber before it becomes a load, and every one of them crosses your ground on the way to the truck. A magnet sweep at the end is part of the job rather than a courtesy, and if children, animals or bare feet use that ground, say so and we go over it twice.
